RE: Would Malarkey shingles survive a solar-powered zombie apocalypse?
Totally get where you're coming from. I’ve managed both shingle and green roofs, and honestly, the maintenance difference is night and day. When you’re dealing with a leak under a green roof, you’re basically on an excav...
RE: Weighing the pros and cons: full roof removal vs. just adding a new layer
I’ve managed a few buildings where we debated this exact thing - tear-off vs. just layering new shingles. Honestly, I lean toward full removal, especially if the roof’s pushing 20 years or you’ve had leaks. It’s a pain u...
RE: Clearing roof mess: DIY or hire a pro?
That’s been my experience too. They’re not a set-and-forget fix, especially with pine needles - those things find their way into everything. Still, I’d rather deal with rinsing foam than climbing up every month to scoop ...
RE: Feeling good about my switch to composite tiles - worth it?
Interesting you mention the attic staying cooler - did you notice any difference in winter, too? Sometimes I hear composite tiles can help with insulation, but I’m never sure if it’s the roof or just better sealing that ...
RE: Thinking about replacing my roof - are shingles really worth it?
I’ve managed a handful of properties with all sorts of roofs, and honestly, the peace of mind from synthetic underlayment is real. It’s not flashy, but it does its job - especially if you’ve ever had a leak sneak in afte...
RE: ROOF SURVIVED HURRICANE, BUT WAS IT JUST LUCK?
I get the second-guessing thing. After a bad storm last year, I kept looking up at my own roof, half-expecting to spot a missing shingle or something. It’s weird how you can go from feeling totally fine about your house ...
RE: ROOF SURVIVED HURRICANE, BUT WAS IT JUST LUCK?
LUCK VS. INSTALL: DOES IT REALLY MATTER? I get what you’re saying about luck, but I’m not totally convinced it’s just a roll of the dice. I’ve managed a bunch of properties over the years, and the roofs that hold up bes...
RE: ROOF SURVIVED HURRICANE, BUT WAS IT JUST LUCK?
Never fails - every time I think I’ve got a roof handled, something sneaks up. I manage a few older duplexes, and after that last big storm, I did a walkaround thinking it all looked fine. Then I crawled up there and fou...
RE: Roofing near the ocean - did you know salt air eats metal?
Couldn't agree more. Had a tenant once who complained about rust stains dripping down onto their patio furniture - turned out the builder had skimped on fasteners. Replaced them all with marine-grade stainless, problem s...
RE: finally found an underlayment that lasts - what's your experience?
Good points there - I agree that breathability makes a noticeable difference, especially for green roofs. I've managed properties where the underlayment was supposedly eco-friendly but didn't allow enough airflow, and we...
RE: Quick fix or redo: dealing with damaged aluminum flashing
Yeah, I've seen this happen more times than I'd like to admit. It's always tempting to slap on a quick fix and call it good, especially when you're short on time or money. But like you said, if the underlying issue isn't...
RE: LOOKING FOR GOOD PLACES TO BUY METAL ROOFING SHEETS
That's a great point about coatings. I've always wondered how much difference they actually make in real-world conditions. We manage several properties, and I've seen firsthand how quickly some roofs deteriorate - even w...
