That’s interesting - did you notice any issues with condensation in the air gap itself? I’ve always wondered if adding that extra layer could end up trapping moisture, especially under PVC or TPO where things are already pretty airtight. I get the theory behind venting, but sometimes it feels like we’re just moving the problem around instead of solving it.

I’m in a semi-arid area, so humidity isn’t a huge deal for me, but we do get wild temp swings between day and night. I’ve seen some folks swear by the double-layer plus vented gap setup, but others say it’s overkill unless you’re in a super humid or coastal spot. The cost is what gets me - by the time you add up the extra labor and materials, it’s not a small jump. Did you do any payback math on your energy savings, or was it more of a comfort thing?

I tried a single thick insulation layer under TPO on my last job, and honestly, it helped with drafts but didn’t totally solve the “hot roof” effect in summer. Maybe the vented gap would’ve helped there, but I’m not sure if it’s worth the hassle unless you’re really fighting moisture or wild temp swings.

Curious if anyone’s had long-term issues with mold or rot in those vented gaps? Or is that mostly a myth if everything’s installed right? Sometimes I feel like these “upgrades” are just another way for manufacturers to sell more stuff, but maybe I’m just being cynical...

I get the appeal of the vented gap, but honestly, I’ve seen more headaches than benefits in drier climates. Had a client who went all-in on the double-layer/vented setup - looked great on paper, but a couple years in, they started getting weird smells and had to open things up. Turned out some condensation was sneaking in during cold snaps and just hanging out. Not a full-blown mold fest, but enough to be annoying. Sometimes simpler is better, especially if you’re not battling humidity. The extra cost can be hard to justify if you’re not seeing big returns.

Couldn’t agree more with this. I’ve managed enough flat roofs out here in the high desert to know that “fancy” doesn’t always mean “better” - sometimes it just means “more stuff to fix when things get weird.” Had one building where the previous owner went all-in on a vented setup (must’ve been sold on the brochure photos), and every winter we’d get calls about that same musty smell. We’d poke around, check for leaks, even ran a dehumidifier for a while... but nope, just cold air and condensation hanging out where it shouldn’t.

I get the theory behind vented assemblies - if you’re in Florida or somewhere muggy, maybe you need all those layers and air gaps. But out here? It’s like putting a raincoat on a cactus. Most of my headaches have been from overcomplicated details: extra penetrations, weird flashing transitions, and don’t even get me started on trying to snake a camera into those cavities during inspections.

Energy savings? Haven’t seen much difference between the vented and non-vented setups in our climate. If anything, the vented ones seem to need more TLC. The single-ply TPO or PVC over solid foam is just... simple. You can spot problems fast, patch them up quick, and you’re not chasing phantom moisture issues every season.

Not saying there’s never a reason for vented roofs - maybe if you’ve got some wild humidity swings or a really old building with no vapor barrier - but for most commercial spots out West? I’ll take boring and reliable over “innovative” any day. At least then I can sleep at night without dreaming about mystery odors wafting through the hallways.

That line cracked me up, but it’s spot on. Out here after a windstorm, I’ve seen more issues crop up in those “engineered” vented roofs than I care to count. One job a few years back, the client had this multi-layer system with all sorts of baffles and air channels - looked great on paper. But after a couple seasons, we were chasing leaks that seemed to travel sideways for yards before showing up inside. Every time we opened it up, there’d be damp insulation and rusted fasteners, even though the membrane itself was fine.

I get why folks want to try new things, but honestly, like you said, “boring and reliable” wins out here. TPO or PVC over foam is just easier to keep an eye on. Less drama when the wind kicks up or when you’re patching after hail. Maybe if I was working somewhere with swampy summers I’d feel different, but in our climate, simple’s usually best.
