Hypothetically, say you're looking at a house and the seller casually mentions it has a Decra roof. You know, those metal roofs that look like shingles or tiles? If you had to guess, how much would you assume it adds per square to the home's value?

I'd generally agree that a Decra roof can add some value, but honestly, it's tricky to pin down an exact dollar amount per square. From what I've seen inspecting homes, buyers often appreciate the durability and low-maintenance aspect of metal roofs like Decra. They're resistant to hail and wind damage, which is a solid selling pointβ€”especially in areas prone to storms.

But here's the thing: while Decra roofs are definitely pricier upfront compared to asphalt shingles, not every buyer actually knows or cares about the difference. Some people just look at it and think "nice roof," without realizing it's metal underneath. So the added value might depend heavily on your local market and how educated buyers are about roofing materials.

If I had to ballpark it... maybe somewhere around $150-300 extra per square over standard shingles? That's just a rough guess based on inspections I've done and conversations with realtors. Could be higher or lower depending on your region and how much buyers there value longevity versus aesthetics alone.
