Curious—how do you all decide when to open up a ceiling or wall versus just monitoring it? I get nervous about making holes unless I’m sure, but waiting too long can mean more damage.
Totally get where you’re coming from. I’ve hesitated before and regretted it—turned out what looked like a harmless water ring was hiding a slow leak that rotted out a joist. Moisture meters are decent for walls, but I’ve found they’re hit or miss on textured ceilings. Sometimes I’ll tape a piece of clear plastic over the spot for a few days to see if condensation forms underneath. Not foolproof, but it’s helped me avoid unnecessary demo a couple times. Still, I’d rather patch drywall than deal with mold spreading through insulation... tough call every time.
