Flat roofs are definitely a “trust but verify” situation. I’ve had one for about 12 years now, and I’ll admit, I used to think the whole “regular checks” thing was overkill. Then one spring, I found out the hard way—water found its way through a seam I’d ignored, and suddenly my ceiling was bubbling like a science experiment. Turns out, even a tiny bit of debris can block a drain and set you up for a disaster.
I’m in the Midwest, so we get those heavy downpours and snow melt, which is a double whammy for flat roofs. I’ve started keeping a cheap telescoping ladder in the garage just for those “let’s see what’s up there” moments. Not the most fun Saturday activity, but it beats mopping up the living room.
I will say, if you keep up with it, a flat roof isn’t automatically a disaster waiting to happen. But yeah, skip the maintenance and you’re rolling the dice. The lazy weekends are definitely the real enemy...
