Ventilation in new builds—are we overlooking something important?

Sometimes I think a little old-school passive venting mixed with modern insulation might be the sweet spot... or am I just being nostalgic?

Honestly, you’re not just being nostalgic. I see a lot of new builds with fancy “smart” vents, but when they fail (and they do, sometimes), you’re left with moisture headaches. Here’s what I usually recommend: 1) Make sure soffit and ridge vents are clear and unobstructed. 2) Check insulation isn’t blocking airflow. 3) If you go high-tech, keep up with maintenance. Sometimes simple really is better, especially in cold climates where ice dams are a pain.

I get where you’re coming from. I’ve seen a few roofs where the “smart” vent system just couldn’t keep up after a big storm—one time, a client had water stains running down their walls because the sensors failed and the vents stayed shut. Kinda makes you wonder if we’re trading reliability for tech that’s not always needed. Have you noticed how much more often you have to check things with these newer systems? Sometimes I miss the days when you could just pop your head in the attic and see if air was moving...

Yeah, I hear you. With all these “smart” systems, it feels like you need a degree just to check if your roof’s breathing right. I’ve had a couple jobs where the tech was supposed to make things easier, but ended up being a headache—especially after a power outage. Anyone else notice these systems seem to need more maintenance than the old-school vents ever did? I’m not convinced the trade-off is worth it, honestly. Curious if anyone’s actually seen energy savings that justify the hassle.

- Totally get the frustration.
- My “smart” vent system needed a firmware update last winter... in the middle of a cold snap. Not fun.
- I’m not seeing much of a drop in my energy bills either.
- The old passive vents just worked—less to break, less to babysit.
- Maybe these new systems help in super airtight homes, but for a regular house? Jury’s still out for me.

Yeah, I hear you on the “smart” vents. Had to crawl into an attic last January to reset one—felt pretty dumb doing it, honestly. I get the idea behind all the tech, but sometimes simple just works better. Not sure the energy savings are worth the hassle for most houses.
