I hear you - condensation on the nails isn’t always “just winter.” I’ve seen plenty of attics where a tiny gap around a can light or bath fan made all the difference. Even with baffles and cellulose, if the air’s sneaking in, you’ll get frost. Midwest homes are especially tricky... I always tell folks, air sealing first, then worry about venting. Otherwise, you’re just moving the problem around.

That’s a fair point about prioritizing air sealing. I’ve run into a lot of homeowners who jump straight to adding more vents or insulation, but then call me back a season later when they’re still seeing frost on the sheathing or rusty nails. It’s usually the same culprits - can lights, attic hatches, bath fans not fully sealed. You can have all the baffles and R-value you want, but if warm house air is leaking in, it finds its way to the coldest surfaces.

I’m curious what your approach is for older homes where there’s no continuous soffit venting or where retrofitting proper air barriers gets complicated. Do you ever recommend vapor retarders under the insulation layer, or do you focus on spot-sealing penetrations? Sometimes I wonder if we’re overcomplicating things with all the new products when just getting back to basics - like careful caulking and foam - might be enough in most cases.

Spot-sealing’s usually my go-to, especially in those older attics where you just can’t get a continuous barrier without tearing everything apart. I’ve tried vapor retarders under insulation, but honestly, unless the air leaks are handled first, they don’t do much. Sometimes it feels like we’re layering on products when a couple tubes of caulk and some patience would solve 80% of the problem.

Yeah, I’ve noticed the same thing - people get hung up on fancy barriers and forget about the basics. Air leaks are sneaky, especially around old rafters and weird framing. I’ve spent hours chasing drafts with a smoke pen, only to find a gap behind a chimney or at the eaves that’s letting everything through. Vapor retarders seem like overkill if you haven’t sealed up those spots first. Sometimes it really is just about patience and a steady hand with the caulk gun... though I’ll admit, crawling around in blown-in insulation isn’t my favorite part of the job.

Funny how the basics get overlooked, right? In my case, I found a draft coming through an old attic hatch - felt like a mini wind tunnel every winter. A tube of caulk and some weatherstripping made more difference than anything fancy.

I’m with you on the blown-in insulation crawl... not exactly a spa day. But honestly, it’s those tedious hours with a flashlight and a handful of foam that pay off when the heating bill drops. I do think vapor retarders have their place, especially in really humid climates, but only after you’ve tackled all the leaks. Otherwise, it’s like putting a raincoat over a sieve.

One thing I learned: don’t trust your eyes alone - use your hand to feel for cold spots or even incense smoke if you’re desperate. It’s amazing where air finds its way in.
