Good to know about the chimney flashing issueβ€”I hadn't even thought of checking that. How'd you find your independent roofer, just online reviews or word-of-mouth? Still figuring out the best way to vet contractors myself...

Online reviews can be helpful, but honestly, they're hit-or-miss. I've found that asking for references from recent projects and actually calling them up gives a clearer picture. It's tedious, sure, but worth the extra effort in my experience.

Totally agree about referencesβ€”I learned the hard way when I trusted glowing online reviews for our first roof fix...big mistake. Now I always ask neighbors who've had similar work done recently; they usually have no filter, which is exactly what you need.

Neighbors can definitely be brutally honest...but I'm curious, has anyone here actually had to use their roofing warranty? I've seen some that look great on paper but seem pretty vague when it comes to real-world coverage. Wondering if it's worth paying extra for the longer warranty or if the standard one usually covers the common issues well enough.

My uncle actually had to use his warranty a couple years back after a nasty hailstorm. He thought he was covered, but turns out the fine print excluded "acts of nature"β€”which seemed kinda ridiculous for roofing, right? He ended up paying quite a bit out-of-pocket.

Exactly this. Makes me wonder if anyone's found a warranty that genuinely came through when things got messy...
