Confused about insurance deductibles for storm damage

That’s pretty much been my experience too—maintenance records are like gold when you’re dealing with insurance. I had a 17-year-old asphalt shingle roof when a hailstorm hit a couple years back. Figured there was no way they’d cover it, but I’d kept up with patching and had receipts for every little repair. The adjuster actually mentioned it made a difference, which surprised me.

One thing I’m still not clear on is how they decide the deductible amount for storm damage. Mine was a percentage of the home’s value, not a flat rate, and it ended up being way more than I expected. Has anyone else run into that? I’m in Texas, so maybe it’s a regional thing, but it caught me off guard. Makes me wonder if it’s worth shopping around for different policies or if they all do it that way now.

Yeah, that percentage-based deductible thing tripped me up too. I’m also in Texas and it seems like most insurers here switched to that after all the big storms over the last decade. Honestly, I’d say it’s worth comparing—some companies still offer flat deductibles, but you really have to dig.

Keeping those maintenance receipts was smart. Adjusters definitely notice when you take care of your roof, even if it’s older.

I ran into the same thing when I bought my first house—thought I understood the deductible, but then a hailstorm hit and suddenly I owed way more than I expected. Mine was based on 2% of the home’s value, not a flat rate like my parents had. Has anyone actually found a company in Texas still doing flat deductibles? I’ve only seen percentage ones lately, especially after all the storm claims.

And yeah, keeping up with roof maintenance definitely helped me when the adjuster came out. He actually commented on how clean my gutters were, which I didn’t think would matter. Does anyone know if that really makes a difference for the payout, or is it just a nice-to-have?
