Confused about insurance deductibles for storm damage

Yeah, that ACV vs. replacement cost thing trips up a lot of folks. I’ve seen people nearly fall over when they realize how much gets knocked off for age. Had a customer with a 15-year-old roof—insurance said the payout barely covered half the job. It’s rough, especially with labor costs these days. If you’re not comfortable patching it yourself, it can get real expensive, real fast.

- That’s what worries me—my roof’s 18 years old, and I know ACV won’t get me far if a storm hits.
- Replacement cost sounds better, but the premiums are no joke.
- Has anyone actually had luck negotiating with their insurance over this? Or is it pretty much take it or leave it?

- Tried to haggle when my roof hit 15 years—got nowhere fast. They basically shrugged and pointed at the policy.
- Replacement cost is nice, but my wallet cried every renewal.
- I did get them to budge a little on the deductible once, but only after quoting a competitor.
- 18 years is getting up there... mine started leaking at 19, and the ACV barely covered half.
- If you’re in hail country, they seem even less flexible. Maybe different in other areas?

Same here—only time I got any movement was when I shopped around and found a lower rate elsewhere. They suddenly had “options” for my deductible. Otherwise, it’s been pretty rigid, especially with older roofs. Mine’s asphalt, 17 years old, and they basically treat it like it’s made of tissue paper now. If you’re in an area with lots of storms, they get even less flexible. It’s frustrating, but worth calling around every couple years just to see if you can leverage a better deal.

- Definitely seeing the same thing with older asphalt roofs—insurers get real picky once you hit that 15+ year mark.
- In high-storm regions, they’ll often push for a higher wind/hail deductible or even exclude coverage for certain roof types.
- Shopping around does help, but sometimes the “options” they offer are just shifting costs elsewhere. Not always a win.
- Had a client with a 19-year-old shingle roof—insurer wanted photos and an inspection just to renew. It’s like they’re looking for any excuse to hike rates or limit coverage.
- If you’re stuck with an aging roof, documenting maintenance and repairs can sometimes give you a little leverage... not always, but worth a shot.
