has anyone had issues with membranes getting brittle over time?

Yeah, I’ve seen that too—my neighbor’s green roof started cracking after about five years. Turned out they used a cheaper membrane not rated for freeze/thaw cycles. Installer said it was “just as good,” but clearly wasn’t. I think it’s a mix of both: wrong product and not enough attention to detail during install. If you’re in a spot with harsh winters, definitely double-check the specs.

Membranes getting brittle is kind of the green roof version of “my knees hurt when it rains”—it sneaks up on you, and suddenly you’re dealing with cracks everywhere. I had a similar thing happen about seven years in. I thought I was being smart by going with a “budget-friendly” option. Turns out, cheap doesn’t always mean cheerful. Mine started peeling at the seams after a couple rough winters—think freeze, thaw, repeat... and then regret.

I’m not convinced it’s always just the product, though. The guy who installed mine left some edges a bit exposed, and I’m pretty sure that didn’t help. Maybe it’s a combo of both? Either way, if your winters are anything like mine (snow one day, slush the next), you’ve really gotta check those specs—and maybe peek over the installer’s shoulder more than feels polite.

Anyone else notice that warranties on these membranes seem to promise the world but get real fuzzy when things actually go wrong?

That’s been my experience too, and it drives me nuts. The fine print always seems to kick in right when you need help. I had a manufacturer blame “improper installation” for membrane bubbles, even though their installer did the work. It was like watching two parties pass a hot potato.

I don’t buy that it’s just about cheap vs premium, either. I’ve seen some of the pricier membranes fail after just a few years—especially on roofs with wild temperature swings or really poor drainage. Sometimes it’s the install, sometimes it’s the weather, but honestly? I think these systems are way more sensitive to details than most folks realize.

Curious if anyone here has actually managed to get a warranty claim honored without a ton of back-and-forth? Or is it always an uphill battle once something goes wrong? Maybe we’re all just at the mercy of fine print and “interpretation.”
