Lowered my insurance bill after a roof inspection - anyone else surprised?

I’ve tried to get credit for ice & water shield and better underlayment, but my agent just shrugged it off - said their discounts are mostly for impact-resistant shingles or a new roof, not the stuff underneath. I’m in Minnesota, so you’d think they’d care more with all the freeze/thaw cycles... Maybe it’s just my provider too. Would be nice if they actually looked at what’s protecting the house, not just the age of the shingles.

That’s wild, because you’d think in a place like Minnesota, ice & water shield would be a big deal for insurance. I’ve had similar pushback - my agent basically said, “If it’s not impact-rated shingles, it doesn’t count.” Makes me wonder if any providers actually factor in underlayment or if it’s just a checkbox for them. Has anyone here actually gotten a discount for using higher-end underlayment or is it all about the visible stuff?

Had the same experience here in Wisconsin. My last roof had upgraded underlayment and ice & water, but all they cared about was the shingle rating. Frustrating, since we pay extra for that stuff.

That’s wild, I’ve run into the same thing in Minnesota. We paid more for high-quality underlayment and ice shield, figuring it’d help with insurance, but nope - only the shingle rating mattered. Did your agent mention anything about metal roofs counting for discounts? I’ve heard mixed things.

Yeah, I’ve noticed the same thing - insurance companies seem to care way more about the shingle rating than anything else. We’ve got a couple buildings with metal roofs and honestly, only one carrier offered a small discount for it. The others didn’t care at all, which surprised me. Did you get any feedback on whether impact-resistant shingles would’ve made a difference? That’s the only upgrade I’ve seen actually affect the premium in my experience.
