TOUGHER ROOF OR JUST GOOD ENOUGH? NEED HELP DECIDING

- Metal roofs are solid, but the upfront cost nearly scared me off.
- I went with architectural shingles—cheaper, decent warranty, and held up fine through a couple of nasty hail storms.
- If you’re planning to stay in the house long-term, metal might pay off.
- One thing I noticed: metal can be noisy in heavy rain. Some folks like it, but it bugged me at my neighbor’s place.
- Either way, synthetic underlayment is a must—my old felt stuff turned brittle after just a few years.

I’ve been weighing the same options for months now. Metal’s durability is appealing, but the price tag is tough to swallow, especially if you’re not sure you’ll be in the house for 30+ years. I’m in a spot with lots of trees, so falling branches are a concern—metal might dent, but shingles can get torn up too. The noise thing is real; I visited a friend during a storm and couldn’t hear myself think. Synthetic underlayment seems like a no-brainer though—my last felt layer was basically dust after 8 years. Anyone ever regret going with shingles over metal in the long run?

I hear you on the cost. I went with architectural shingles a few years back—couldn’t justify metal when I wasn’t sure I’d stay put. We get a lot of branches down too, and honestly, the shingles have held up better than I expected. Had to replace a couple after a big storm, but way cheaper than fixing a dented metal panel. Noise was a dealbreaker for me... I like being able to hear the TV during rain. No regrets so far.

I’m in the same boat—couldn’t justify metal for a house I might sell in 5-10 years. My last place had 3-tab shingles and they didn’t hold up, but the architectural ones seem sturdier. I do wonder about resale value, though... some buyers get hung up on “lifetime” roofs. For now, I’ll take the quieter rain and lower upfront cost.

I totally get where you’re coming from. I’ve seen a lot of folks go with architectural shingles for that exact reason—decent durability without the big upfront cost. Around here, buyers seem more interested in age and condition than the material itself, unless it’s a super high-end place. Metal’s nice, but not always worth it if you’re not planning to stick around. Plus, I’ll take quieter rain any day... those metal roofs can get loud during storms.
