is saving 20% for a house still realistic?

Yeah, totally agree. Saving 20% nowadays feels like trying to patch a leaky roof with duct tape - possible, but messy and frustrating. Seen plenty of folks opting for smaller down payments just to get their foot in the door...

Yeah, duct tape's handy but won't hold forever... But isn't going smaller upfront just kicking the can down the road? Curious if folks factor in PMI and higher monthly payments when they go that route. Seems tricky either way these days.

When we bought our first place, we went with less than 20% down and got hit with PMI. Honestly, it wasn't the end of the world, but it did sting seeing that extra chunk every month. Took us about four years to finally shake it off. Looking back, I think saving up the full 20% would've been smarter financially, but life doesn't always wait for perfect timing. Sometimes you just gotta weigh your priorities and jump in - even if it's not ideal.

We went with less than 20% too, and honestly, PMI wasn't fun but it wasn't a dealbreaker either. Sometimes waiting to save more means missing out on a good opportunity. Curious though - did anyone manage to negotiate their PMI down or find ways around it?

That's true in some cases, but honestly, I found the opposite. We waited to hit the full 20%, and it gave us more negotiating power with sellers. PMI isn't terrible, but skipping it entirely felt like a small victory - especially when we saw how much interest adds up over time. Still, everyone's situation is different... if we'd found our dream home earlier, who knows if we'd have waited?
