One thing you might wanna double-check is your insurance policy. Sometimes commercial policies have clauses or discounts if you're upgrading to something more durable or weather-resistant. A buddy of mine saved quite a bit by just calling his insurance rep and asking about premium reductions for hail-resistant roofing. Also, did you factor in disposal costs for the old material? Contractors sometimes gloss over that part, and it can sneak up on you...
