- You nailed it—water always finds the tiniest gap, no matter how careful you are.
- Regular checks really do make a difference. Even a five-minute look after a storm can catch things early.
- Patches on patches? Yeah, that’s usually a sign the roof’s at the end of its rope, but I’ve seen some hang on longer than expected.
- Keeping photo records is smart. Insurance loves to play the “pre-existing damage” card.
- If you’re not seeing leaks or stains inside, you’re ahead of the game. Just don’t let your guard down—roofs have a way of surprising you right when you think you’re safe.

That’s honestly underrated advice. I used to think a quick glance wasn’t worth much, but I’ve caught loose flashing and a popped shingle just by poking around after heavy rain. About the “patches on patches”—I get what you’re saying, but sometimes those old repairs hold up way longer than anyone expects. Still, once you start stacking them, it’s probably time to budget for something bigger. Keeping photo records is gold, too—insurance adjusters seem to have selective memory when it comes to “pre-existing.”
