Been there myself—midnight water hunts are no fun. One thing I'd add is checking your roof vent boots regularly. Even metal flashing can fail if the rubber seals around vent pipes crack or degrade over time. Swapping them out every few years or upgrading to silicone-based boots can save you from those surprise late-night drip sessions. Just a thought from experience...

Good call on the silicone boots—those things are lifesavers. Another cheap trick: smear a little roofing sealant around the old rubber seals if you're tight on cash. Buys you some time until payday rolls around... ask me how I know, haha.

Haha, been there with the roofing sealant trick myself. Last winter, I had a midnight drip that drove me nuts—turned out the rubber seals around the vents had cracked from age and cold. Didn't have silicone boots handy, so I grabbed some leftover Flex Seal from the garage. Messy as heck, but it held up surprisingly well until spring when I could do a proper fix. Not ideal, but hey, whatever keeps the water out, right?

- Had a similar issue last fall—noticed a slow drip sound around 2 AM, drove me nuts trying to pinpoint it.
- Eventually traced it back to cracked vent flashing. The original builder used those cheap rubber boots that degrade fast in harsh weather.
- Tried the Flex Seal route too, but honestly, it didn't hold up as well for me. Maybe I didn't prep the surface enough or something.
- Ended up using roofing tape as a temporary fix—cleaned the area thoroughly, applied the tape carefully, and pressed it down firmly. Surprisingly solid solution through winter.
- Come spring, replaced all the vent boots with silicone ones. Bit pricier upfront, but worth it for peace of mind.
- Lesson learned: always check those vent seals before winter hits. Saves you from midnight detective work later...

Had something similar happen at one of our properties last year. Flex Seal didn't do much for me either—ended up using roofing tape as well, and it held surprisingly well. Silicone boots were definitely the smarter long-term choice.
