Just wanted to share—finally got around to checking my roof flashing this weekend, and glad I did! Found a small issue that could've turned into a big headache down the line. Anyone else caught something similar before it got worse?

Good catch—though honestly, regular flashing checks can feel like playing whack-a-mole. Ever considered a green roof? Cuts down on maintenance worries...plus, plants are way nicer to look at than flashing 😉

Green roofs are great in theory, but I've found they come with their own set of headaches. A couple years back, we installed one on a smaller building—looked fantastic, tenants loved it, and yeah, it definitely helped with insulation and runoff. But maintenance wasn't exactly a breeze...

We had to deal with irrigation issues (some parts dried out while others got waterlogged), weeds popping up unexpectedly, and even a small leak because the waterproof membrane underneath wasn't installed quite right. Don't get me wrong, I still think they're worth considering—just be prepared for a different set of challenges.

That said, regular flashing checks are definitely tedious. Feels like every time you patch one spot, another pops up somewhere else...but staying on top of it really does save you from bigger headaches down the road. Had one property where we neglected it a bit too long, and ended up with water damage in three units. Lesson learned the hard way.

Good on you for catching it early—always feels good to dodge that bullet.

Interesting points about the irrigation and weed control—I've been curious about how green roof systems handle drainage and moisture distribution. From what I've read, it seems like substrate depth and composition play a big role in managing water retention and plant health. Did you find that certain plant types or substrate mixes performed better than others in terms of maintenance and durability?

Also, regarding the flashing checks, I've noticed similar frustrations during inspections. It feels like chasing a moving target sometimes...patch one area, and another pops up somewhere else. Did you find that certain plant types or substrate mixes performed better than others in terms of maintenance and durability?

Had a similar issue with flashing last fall—caught some minor rust spots early. Switched to aluminum flashing after hearing it's more durable. So far, seems solid, but time will tell. Roof maintenance never ends...
