Been thinking about this lately...say you buy a house and the seller says the roof shingles are "good for 25 years," but um, what if they start looking rough after like 15? Would you trust the original estimate or start budgeting early?

Honestly, those "25-year" estimates are pretty optimistic. I've seen shingles start curling and losing granules around the 12-15 year mark, especially if they're exposed to harsh weather or direct sun. Manufacturers base their lifespan claims on ideal conditions, which most roofs rarely experience. I'd definitely start budgeting earlyβbetter safe than sorry. Maybe get a roofer to inspect every few years once you hit that halfway point, just to stay ahead of any surprises.
