That’s a good point about vapor barriers—honestly, I rarely see them installed in a way that actually works long-term. Just slapping up plastic doesn’t cut it, especially in colder climates where condensation can get out of hand. I’ve seen better results with vented battens, but they’re definitely more work and cost. Sometimes it feels like overkill unless you’re in a spot with big temp swings or lots of humidity. Insurance-wise, I’ve noticed some carriers give a small break for metal, but it’s not universal. Depends a lot on the region and the company’s wildfire risk models, from what I’ve seen.

That’s been my experience too. In my last place, the builder used a basic poly vapor barrier and we ended up with mold behind the drywall after a couple winters. If you’re aiming for wildfire resistance *and* good moisture control, I’d go with a layered approach: metal roof, vented battens, and a smart vapor retarder like MemBrain or similar. It’s more up front, but you avoid headaches down the road. Insurance breaks are nice, but honestly, not worth cutting corners on the install.

I get the appeal of smart vapor retarders, but honestly, I’m not convinced they’re always worth the extra cost—especially if you’re in a drier climate or have solid ventilation. In my last build, we went with a well-sealed exterior sheathing and skipped the fancy interior layers. No mold, no moisture issues after five years. Sometimes simpler is better, as long as you pay attention to airflow and details. Metal roofs are great for fire, but they can be noisy in hail... trade-offs everywhere.

I’m with you—sometimes the simplest approach just works, especially if you’re in a dry area and you’ve got your air sealing dialed in. I’ve seen people overcomplicate things with layers of vapor control when a good exterior barrier and attention to detail would’ve done the trick. Metal roofs are a double-edged sword for sure. Mine held up great in a wildfire scare last year, but the noise during hailstorms is no joke... I guess you just pick your battles depending on what’s most likely in your area.

Metal roofs definitely have their place, especially in fire-prone areas, but I wouldn’t call them a slam dunk for everyone. Sure, they’ll shrug off embers better than asphalt, but I’ve seen plenty of folks regret not thinking through the whole system. For example, if you don’t have solid attic ventilation or you skimp on underlayment, you can end up with condensation issues—especially in places where temps swing a lot between day and night. That’s not something a “simple” approach always covers.

And about the noise... it’s not just hail. I’ve had clients complain about rain keeping them up at night, even with insulation. Some people get used to it, others never do. Plus, metal isn’t cheap up front. After a big storm last spring, I saw a few panels peel right off because the installer cut corners on fasteners—so attention to detail is everything.

I get wanting to keep things straightforward, but sometimes those extra layers or steps are there for a reason. Cutting corners can bite you later, especially when weather gets weird.
