I’ve wondered about the pitch thing too—my place isn’t super steep, but my neighbor’s roof is almost cartoon-level slanted and he’s always fussing with vent boots, especially after a rough winter. Personally, I just went with silicone and called it a day, figuring the extra up-front cost is cheaper than water damage. Swapping them out every season sounds like way more hassle (and risk) than I’d want to tackle, unless you’ve got some wild weather swings or really old boots. I’d rather spend a bit more once and not have to think about it for a few years.

- Manage a handful of properties, and honestly, seasonal vent boot swaps just aren’t practical for us.
- Most of our roofs are moderate pitch, but we’ve got one with a steep angle—nobody’s eager to get up there unless it’s urgent.
- Upgraded to silicone boots a few years back. Higher up-front cost, but haven’t had to mess with them since (even after two rough winters).
- For me, the risk and labor of frequent swaps outweighs any potential savings. Water damage is way pricier than a quality boot.
- Only time I’d consider more frequent changes is if the boots are ancient or there’s some weird weather pattern chewing them up. Otherwise, set it and forget it.

Same here—once I switched to silicone, it was like, why didn’t I do this sooner? I get the idea behind seasonal swaps, but honestly, just not worth the hassle for me either. Climbing a steep roof every few months? Hard pass unless there’s a real problem. The peace of mind is worth the extra bucks upfront.

That’s pretty much my experience, too. I used to do the seasonal check-and-swap routine, but after slipping on frost once (not fun), I figured there had to be a better way. Swapping to silicone boots was a game changer—yeah, it stung a bit at checkout, but not having to haul the ladder out every few months is worth it. Plus, less waste over time. I get why some folks stick with the old method, but for me, the trade-off just isn’t there anymore.

- Had a similar debate with myself last year—managing a bunch of properties, swapping boots every season just isn’t realistic.
- Tried the “old school” rubber ones for years. They’d crack or get brittle after one winter, then I’d be up there again... not my favorite way to spend a Saturday.
- Silicone boots cost more upfront, but honestly? Haven’t had to touch them since. Less emergency calls, less hassle for tenants.
- Still wonder if I’m missing something with the seasonal swap method, but at this point, the extra peace of mind is worth it for me. Maybe it’s different if you’ve only got one roof to worry about?
