I’ve seen so many “miracle” boots get chewed up by a couple of rough freeze/thaw cycles—doesn’t matter what the packaging promises. Doubling up on sealant is like putting a raincoat over a wet towel... just traps the mess inside. I always tell folks, just check those boots every spring and fall. Swapping them out every season seems like overkill unless you’re in some wild climate, but ignoring them is asking for trouble.

That’s a great analogy, and you’re spot on about the freeze/thaw cycles. I’ve seen even high-end “eco” boots fail after a rough winter here in the Midwest. I usually recommend a quick inspection twice a year—spring and fall—like you mentioned. If you catch cracks or dry rot early, you can often just reseat or patch instead of swapping out the whole boot. Full replacement every season seems like overkill unless you’re dealing with extreme temps or heavy snow loads. Regular checks go a long way, though.

You nailed it with the regular checks. I used to think “set it and forget it” worked for vent boots...until one spring I found a surprise waterfall in my attic. Now I’m religious about my spring/fall roof shuffle. Makes a world of difference.

Swapping vent boots every season sounds like a pain, but I’ve found it’s more about checking them than actually replacing. I do a quick inspection in spring and fall—look for cracks, dried rubber, or loose collars. If anything looks sketchy, I swap it out. It’s saved me from those surprise attic waterfalls more than once... plus, it gives me an excuse to get up on the roof and check for other issues.

That makes a lot of sense. I was worried I’d have to replace the vent boots every year, but just checking them twice a year seems way more doable. I’m in the Midwest, so we get a ton of freeze/thaw cycles, and I’ve already noticed the rubber on mine starting to look a little rough after just a couple seasons. Didn’t realize how fast that could turn into a leak until I saw a water stain in the attic last fall... not fun.

Getting up there to check the boots also helped me spot a few missing shingles I wouldn’t have noticed otherwise. I’m still getting used to all the random stuff you have to keep an eye on as a homeowner, but this seems like one of those small things that can save a lot of hassle (and money) down the line. I’d rather spend 10 minutes checking than deal with a soggy ceiling.
