Would you worry about lightning if your house had a metal roof?

I get the appeal of metal—less hassle with leaks and you don’t have to mess with shingles blowing off every storm. But do you ever worry about resale value with all those hail dents? I’ve seen a few houses where the roof looked like it’d been through a war zone, and buyers seemed put off. Maybe it’s just cosmetic, but I wonder if it actually hurts in the long run. Also, curious if you noticed any difference in summer heat after adding insulation under the metal?

- The real risk is more about what’s *around* your house—tall trees, antennas, etc. Metal actually helps by being non-combustible, so less chance of fire compared to wood shingles.
- I’ve been on a few jobs after storms and never seen lightning damage to the roof itself. Usually, it’s electronics inside that get fried if you’re not grounded right.
- If you’re in an area with crazy storms, grounding the roof is smart. Not expensive, and it gives peace of mind.
- Hail dents bug me more than lightning risk, honestly. At least dents don’t zap your TV.
- Heat-wise, insulation under metal makes a huge difference. Did a barn conversion last summer—before insulation it was like an oven, after spray foam it was actually bearable up there.

Metal roofs look intimidating but they’re pretty chill when it comes to lightning.

I’ve read a lot about this and honestly, your point about “metal actually helps by being non-combustible” is what sold me. I was skeptical at first—just seemed like a big lightning rod—but the fire risk with wood shingles is way worse in my mind. Grounding isn’t that pricey either, especially compared to replacing fried electronics after every storm. Hail dents are ugly but yeah, they don’t cost me a new TV.

That’s exactly where I landed after digging into the research. The “lightning rod” idea is so persistent, but it’s kind of a misconception. Metal conducts electricity, sure, but it doesn’t attract lightning any more than other materials. What it does do—if the system is grounded properly—is channel the energy safely to the ground, which is a huge plus compared to wood or asphalt that can actually catch fire.
