Tile Roofs: Truly Maintenance-Free or Just Wishful Thinking?

Been chatting with my neighbor yesterday, and he swears up and down that tile roofs are basically set-it-and-forget-it. Um, I dunno about that...my folks had a tile roof, and every few years they had to deal with cracked tiles, moss buildup, and even leaks after heavy storms. Got me thinking—maybe it's just luck or climate? Quick poll: how often do you guys actually check or maintain your tile roofs? Curious if I'm just paranoid or if my neighbor's overly optimistic, haha.

- Tile roofs are durable, sure, but definitely not maintenance-free.
- Seen plenty with cracked tiles, moss buildup, and debris causing leaks.
- Climate matters—humid or stormy areas need more checks.
- Your neighbor might be a bit too optimistic...or just lucky, haha.

Yeah, tile roofs are tough, but calling them maintenance-free is definitely pushing it. I've dealt with plenty after storms—cracked tiles, debris jams...you name it. Regular checks save headaches later, especially in storm-prone areas. Your neighbor might just be dodging bullets—for now.

Tile roofs are solid, but definitely not set-and-forget. Had a few cracked tiles myself after a nasty hailstorm last year. Quick inspections every season or two can catch small issues before they turn into bigger (and pricier) problems.

Yeah, tile roofs are sturdy, but definitely not maintenance-free. When I bought my first house, it had a tile roof that looked pretty solid at first glance. But after the first winter, I noticed some moss starting to creep in around the shaded areas. Didn't think much of it until a heavy rainstorm hit and I found a small leak in the attic—turned out there were a couple of cracked tiles hidden under all that moss. Lesson learned: even if they look fine from the ground, it's worth getting up there (or hiring someone) every year or two just to check things out. Climate probably plays a big role too; I'm in a pretty rainy area, so maybe folks in drier climates have fewer issues. Either way, I'd say your neighbor might be a bit overly optimistic... tile roofs are great, but they're not bulletproof.
