Is it true tile roofs are basically maintenance-free?

We went with concrete tiles a few years back, mostly because they were more budget-friendly than clay. They've held up pretty well through some rough storms, but they're definitely not maintenance-free. Moss and algae buildup can be an issue, especially in shaded areas, so we end up pressure washing every couple of years. Still, it's manageable and beats worrying about cracked tiles after every hailstorm...

Concrete tiles are definitely solid performers, but you're right—they're not completely hands-off. I've seen some clients deal with moss buildup too, especially in shaded or damp spots. Regular cleaning helps a lot... still beats replacing shingles after every rough storm though.

True, concrete tiles aren't exactly "set it and forget it," but honestly, what roofing material is? Even metal roofs need checking now and then. Moss buildup can be a pain—I’ve seen some roofs practically turn into mini forests—but a quick pressure wash every couple years usually does the trick. Plus, concrete tiles last decades longer than shingles, saving you money and hassle in the long run. Seems like a fair trade-off to me.

Haha, yeah, I've had that happen to mine. Thought I'd gone green in the wrong way... but honestly, a quick clean every year or two beats patching shingles constantly after storms. Nothing's totally maintenance-free, right?

Tile roofs definitely hold up better than shingles, but calling them maintenance-free is stretching it. Moss and algae still love tile, especially in damp climates. I've managed properties with tile roofs, and trust me, neglecting regular inspections and cleanings can lead to cracked tiles or leaks down the line. Sure, they're tougher overall, but a little proactive care every couple years saves you from bigger headaches later. Nothing's ever truly "set it and forget it," unfortunately...
