Is it true tile roofs are basically maintenance-free?

Good point about attic ventilation—I've seen plenty of roofs where the tiles were blamed, but it was actually poor airflow causing moisture issues. Proper ridge and soffit vents can make a huge difference, especially in humid coastal climates. Worth checking out if you haven't already...

While attic ventilation definitely matters, I wouldn't go as far as saying tile roofs are nearly maintenance-free. Even with proper airflow, tiles can crack or shift over time due to weather or debris. Regular inspections still seem necessary to me...especially after storms.

Yeah, agreed—tile roofs definitely aren't set-it-and-forget-it. Had a neighbor whose tile roof looked fine from the ground, but after a storm, he found several cracked tiles that weren't obvious until he got up close. Makes me wonder, though...is there a certain lifespan or age when tile roofs become more prone to cracking or shifting? Or is it mostly random based on weather and luck?

Tile roofs definitely aren't maintenance-free from what I've seen. When we bought our house, the inspector pointed out a few cracked tiles that were totally invisible from the ground. He mentioned that around 15-20 years is when tiles can start showing their age—especially if they've been through harsh weather. Ours was about 18 years old at the time, and sure enough, after a big hailstorm last year, we had a couple more tiles crack. Nothing major, but enough to make me realize it's smart to check every now and then. Seems like weather plays a big role, but age definitely makes tiles more vulnerable. I guess no roof is totally hassle-free...

True, but honestly, I've seen tile roofs pushing 30+ years with minimal issues. Usually comes down to installation quality and regular checks—catching small cracks early saves headaches later...
