Is it true tile roofs are basically maintenance-free?

Been thinking about roof options lately since ours is getting pretty worn down and we're looking into replacing it. I've heard from a couple neighbors that tile roofs are basically maintenance-freeβ€”like you put them on and forget about them for decades. But then I chatted with a friend who said that's kind of an exaggeration, and they actually do need some upkeep now and then, like checking for cracked tiles or dealing with moss growth.

So now I'm kinda torn between tile and maybe going with metal roofing instead. Metal supposedly lasts forever too, but I've heard it can be noisy in rainstorms (which might drive me nuts, lol). Anyone here have experience with either tile or metal roofs? Curious which you'd pick and if the whole "no maintenance" thing on tile roofs is legit or just wishful thinking.

That's a bit optimistic, honestly. I've inspected plenty of tile roofs, and while they're definitely durable, they're not exactly "set it and forget it." Tiles can crack from weather or falling branches, and moss buildup is pretty common in damp climates. Metal roofs are solid too, but yeah, rain noise can be noticeable unless you add extra insulation underneath. Personally, I'd lean toward tile if you don't mind occasional checksβ€”just don't expect zero maintenance.

Yeah, tile roofs are tough, but "maintenance-free" is pushing it. Ever seen what happens after a heavy storm or hail? I've had to replace cracked tiles more than once. And if you're in a shady area, moss and algae can sneak up on you pretty quick. They're still a great choice overall, just don't buy into the idea that you'll never have to climb up there again...

Good points thereβ€”tile roofs definitely require some attention, especially in storm-prone areas. I've found that regular inspections after harsh weather can save a lot of hassle down the line. One thing I've wondered about is whether applying sealants or protective coatings really helps reduce moss growth and tile cracking long-term, or if it's just marketing hype. Has anyone here tried something like that and noticed a real difference?

I've seen sealants used a few times on tile roofs, and from what I've noticed, they can help slow down moss buildup somewhat. But honestly, regular cleaning and checking for cracks seems to make a bigger difference overall.
