Yeah, careful is definitely the key word here. Had a client last year who used their equity to replace a roof that was way overdue—leaks everywhere, mold starting to show up, the whole nine yards. They were super nervous at first, but afterward they told me the peace of mind alone was worth it. Curious though, did you go with traditional shingles or something more energy-efficient like metal or solar?

I've actually spent some time in a house with a metal roof, and honestly, the noise wasn't as big a deal as people make it out to be. It was noticeable during heavy rain, sure, but not annoyingly loud—more like white noise. But one thing I'd question is the energy savings claim. In my experience, proper attic insulation and ventilation had a much bigger impact on cooling costs than roofing material alone. Might be worth considering before dropping extra cash on metal...
