Commercial Roofs and Fire Safety: TPO vs EPDM

My neighbor's shop has a TPO roof that's pushing 12 years now. Still looks decent, but he's had to patch seams a couple times. Nothing major, but yeah,

"roofing feels like a never-ending balancing act sometimes."
Especially when you're new to homeownership like me, lol...

- TPO roofs can be decent, but seams are definitely their weak spot. Your neighbor patching them a couple times in 12 years sounds about right—nothing alarming there, just typical maintenance.
- EPDM tends to hold up better at seams, especially if installed properly. But it has its own quirks too, like shrinkage over time.
- Fire safety-wise, TPO usually has a slight edge due to its reflective properties and flame-retardant additives. EPDM isn't terrible, but it can be more vulnerable to fire damage unless specifically treated.

Green roofs sound appealing, but honestly, the upfront cost and ongoing maintenance aren't exactly budget-friendly. I've had decent luck with coated metal roofing—solid fire resistance, fewer seam issues, and less fuss overall. Worth considering if you're wary of constant patching...

Yeah, metal roofs do seem pretty solid for fire resistance. I've seen a couple of commercial buildings around town switch to metal lately, and they look sharp too—definitely less hassle than constantly patching EPDM or TPO. Still, I'm curious about noise levels during heavy rain...anyone notice if metal roofs are noticeably louder inside compared to membrane types?

Metal roofs definitely have their perks, but honestly, noise can be an issue if the insulation isn't done right. I've seen buildings where they skimped on insulation or soundproofing, and during heavy rainstorms, it sounded like a drum solo overhead. If you go the metal route, make sure whoever installs it knows what they're doing with insulation layers—otherwise, you might miss the quieter days of EPDM or TPO...
