We’re evaluating a commercial reroof where the existing assembly is:

- Steel roof deck
- Existing vapor retarder and insulation
- Existing adhered roof membrane
- Proposed cover board and new mechanically attached membrane

Keeping the existing layers would reduce tear-off, interior disruption, and disposal, but the compliance risk is less clear. The project still has to meet the required fire classification, wind-uplift resistance, and energy-code insulation R-value. The proposed membrane’s UL or FM listing alone doesn’t necessarily document the complete retrofit assembly, especially with the existing membrane and insulation left in place.

What documentation have inspectors, owners, or manufacturers accepted for this type of approach? For example, is an existing assembly report, field verification, manufacturer letter, or engineering analysis enough, or does the revised layer configuration usually require a tested assembly or specific UL/FM approval?

The attachment method seems particularly important. A mechanically attached membrane over an existing adhered system may change fastener demand, deck capacity, perimeter securement, and uplift performance. Fire classification and moisture trapped between layers are also concerns.

Where do you draw the line between documenting and reusing the existing assembly versus removing it and redesigning the roof from the deck?

Like, yesterday your walls were fine, today they're basically cardboard. Um...how would that even play out? Would everyone just rush out and start ripping open walls to stuff in more insulation? Or would it be like a gradual thing where you wait until you remodel or something? Kinda curious how people think this would realistically shake out.

Had to use this compliance guide software thingy at work - RoofNav, anyone else used it? At first glance, seemed pretty straightforward, but man, once you dive in... layers upon layers of details and exceptions. Felt like I was decoding some ancient manuscript or something, lol.

I mean, it did help eventually - got me through the project without major hiccups - but I still felt like I was missing something half the time. Like, is it just me or do these codes seem overly complicated sometimes? Curious if anyone else has tried RoofNav or similar tools and found them helpful or if you ended up just as confused as me.
