I’m trying to price roof upgrades for a sloped residential roof and need a sensible way to compare the options. The goal is to reduce summer heat, manage runoff, and avoid replacing the roof with a system that creates structural or maintenance problems.

I’m considering:

- A reflective “cool-roof” covering, such as light-colored shingles or another high-reflectance roofing material
- A vegetated roof assembly, if the pitch and structure can support it
- A combination of reflective roofing in some areas and vegetation where practical

For comparable quotes, should I give each roofer the roof area and pitch, the age and condition of the existing covering, the framing details, and the local rainfall and summer temperatures? I assume a green-roof quote should separately identify structural reinforcement, waterproofing, root protection, drainage layers, overflow provisions, edge details, maintenance access, and any irrigation. I don’t want a quote that treats the growing medium and plants as the whole system.

What inspections or documents should I request before comparing prices? In particular, I’d want confirmation of the roof’s load capacity when saturated, whether the pitch needs special retention details, what permits or engineering are required, and what warranty applies to the full assembly rather than just one layer.

For anyone who has compared these options, what line items or assumptions tend to make quotes look cheaper than they really are?

Apparently their drains got clogged with leaves and the water just pooled up there, leaking into a bunch of units. I’ve always wondered why some places still go for flat roofs, especially in areas that get a lot of rain. Is it just cheaper or what? Anyone here ever deal with drainage issues like this?

I swear, every single time it rains even a little bit, it's like my roof decides to put on a full-on waterworks show. I mean, it's not even that old of a house, but whoever designed this thing clearly didn't think about where the water would actually go. It pools in weird spots, drips right next to the porch steps (perfect for soaking shoes, thanks), and creates mini-rivers that wash out half my flowerbeds. Like, did the builder even consider gravity or basic physics?

Honestly, I never thought I'd spend this much time annoyed about gutters and roof angles, but here we are. I'm just wondering if other people have roofs that seem specifically engineered to drive them crazy when it rains. Is this a common thing or am I just incredibly unlucky with whoever built mine?
