"Honestly, roofing is half detective work anyway..."

Haha, totally feel this. When we bought our place, the inspector's moisture meter said everything was fine, but a month later I spotted a weird stain after a storm. Crawled up there myself—sure enough, sneaky leak hiding behind insulation. Lesson learned: trust but verify...

Haha, moisture meters are handy but they're not foolproof. Had a similar situation last year—homeowner called me out after an inspector gave the roof a clean bill of health. Everything looked good from the outside, shingles were solid, flashing tight...but something just felt off. Sure enough, after poking around in the attic for a good half-hour, I found a tiny nail hole hidden behind some insulation. It was letting in just enough water to cause trouble without being obvious.

Inspectors usually do their best, but they're working with limited time and tools. A quick scan with a moisture meter won't always catch those sneaky leaks that only show up under heavy rain or wind-driven storms. If you're ever suspicious, it's worth getting up there yourself (safely!) or having someone experienced take a second look. Roofing really is detective work—sometimes you gotta trust your gut as much as your gadgets.

Yeah, moisture meters can miss stuff for sure. Curious though, did you notice any staining or discoloration around that nail hole, or was it completely hidden behind insulation? Seems like those tiny leaks can go unnoticed for ages...

Had a similar issue last year—moisture meter showed nothing, but when I pulled back the insulation, there was a nice little rust spot around the nail hole. Sneaky little leak had been dripping just enough to cause trouble without setting off any alarms. Honestly, visual inspection beats gadgets sometimes...especially when dealing with tiny leaks. Might be worth poking around a bit more behind that insulation if you haven't already.

Fair point, but would you really trust visual inspection alone for hidden spots deep in the attic or tight corners? Gadgets aren't foolproof, sure—but neither are our eyes. Maybe combining both methods is the smarter move?
