Yeah, thermal imaging can be handy, but honestly, I've rarely seen it catch anything major on newer roofs. Had a client last summer who insisted on it for a roof barely two years old—ended up just confirming what we already saw visually. Like you said:

"usually, the issues we find during routine checks are minor things like loose flashing or small nail pops"

Still, if it helps someone sleep better at night, can't really argue with that...

Interesting point about newer roofs—makes sense that thermal imaging might not reveal much if the roof is practically brand new. As a first-time homeowner, I'm still learning the ropes and trying to balance caution with practicality. Considering your experience, do you think thermal imaging inspections become more beneficial as the roof ages, or are visual checks typically sufficient even then? Curious if there's a certain age threshold where thermal imaging really starts proving its worth...

From my experience, thermal imaging definitely becomes more valuable as the roof ages—especially around the 10-15 year mark when hidden moisture issues start cropping up. Visual checks are good, but they won't catch everything. Have you noticed any attic ventilation issues yet?

Yeah, learned that the hard way myself. Had a roof that looked totally fine visually, but thermal imaging showed moisture pockets everywhere—felt like discovering hidden alien lifeforms up there. Haven't noticed ventilation issues yet, but now you've got me paranoid...

Totally agree—visual inspections miss tons of hidden issues. A few quick points from experience:

- Thermal imaging is great for moisture detection, but sometimes even that misses subtle structural damage.
- Moisture pockets often hint at insulation problems too; damp insulation can seriously cut down on energy efficiency.
- Ventilation issues aren't always obvious right away...keep an eye out for condensation or mold buildup in attic spaces.

Better safe than sorry, roofs hide some sneaky problems...
