"Good call on the ridge vents, they're underrated imo."

Yeah, ridge vents are solid, but have you checked your soffit vents lately? I've seen a few cases where folks installed ridge vents but forgot to clear or even install soffit vents properly—kinda defeats the purpose. Moisture issues can be sneaky indeed...had one property where the attic looked like a rainforest because someone painted over the soffit vents. Fun times, lol. Did your inspector mention anything about intake ventilation?

Good point about soffit vents—seen that happen too many times. A homeowner I worked with had brand-new ridge vents but zero airflow because insulation was stuffed right up against the soffits... attic was basically a sauna. Inspector caught it, thankfully. Did yours mention insulation clearance at all?

Yeah, insulation clearance is one of those sneaky things that homeowners (and even some contractors) overlook way too often. I've lost count of how many attics I've crawled into where the insulation was jammed right up against the soffit vents—it's like someone thought they were stuffing a Thanksgiving turkey. 😅

In my experience, inspectors usually do catch it, but not always. I recently inspected a place where the homeowner proudly showed off their brand-new ridge vent system, convinced they'd solved their attic heat issues. But when I poked my head up there, sure enough, insulation was packed tight against every soffit vent. The attic felt like stepping into a sauna wrapped in wool blankets... not exactly ideal.

The thing is, proper airflow isn't rocket science—just needs a bit of attention to detail. A simple fix like installing baffles or pulling back insulation a few inches can make all the difference. Glad your inspector caught it; sounds like they're on top of things.

By the way, speaking of sci-fi inspection reports... I once got handed a PDF with thermal imaging shots that looked straight outta Predator. Bright reds and yellows everywhere—thought I was being hunted by an alien for a second there. 😂

I've gotta say, insulation clearance isn't always as straightforward as it sounds. When I moved into my place, I found out the previous owner had actually pulled back too much insulation near the soffit vents—probably being overly cautious—and ended up creating cold spots along the attic edges. Took me a while to figure out why the upstairs bedrooms felt drafty... sometimes it's about finding that sweet spot between airflow and insulation coverage.

Yeah, totally get what you're saying. When I first tackled my attic, I was convinced more airflow was always better... ended up with the same chilly bedroom issue. Took some trial and error to realize insulation placement matters just as much as ventilation. Live and learn, right?
