roof color dilemma: neutral gray vs. dark charcoal for resale?
We're finally getting around to replacing our roof (yay, adulting...) and we're stuck between two colors: a neutral medium gray and a darker charcoal shade. Honestly, I never thought I'd spend this much time staring at roof samples, but here we are, lol.
Anyway, we're probably gonna sell the house in the next 3-5 years, so resale value is definitely on our minds. The house itself is a pretty typical suburban home - white siding, black shutters, nothing too fancy. The neighborhood is pretty traditional, lots of neutral colors around, nothing too wild or trendy.
My gut says neutral gray is safer, you know, appeals to more people and all that. But my husband thinks the darker charcoal looks sharper and more modern, and might actually boost curb appeal. I'm just worried it might look too dark or heavy, especially since our house isn't huge or anything.
Has anyone else been through this? Or maybe you're house hunting right now and have an opinion on roof colors? I'm curious if the darker roofs are actually appealing to buyers or if neutral is still the way to go.

We went through this exact debate last summer - seriously, who knew roof colors could cause marital tension, lol. We ended up going with charcoal, and honestly, zero regrets. Our house is similar to yours (white siding, pretty standard suburban vibe), and the darker roof really made it pop without looking too heavy. Plus, when we had friends over, they actually noticed and complimented it...which I never expected for a roof. I'd say charcoal might give you a slight edge in curb appeal.

Haha, I feel this! When we replaced the roof on our rental property last year, I never imagined I'd spend so much time debating shades of gray. We ended up going with neutral gray because I figured it was the safest bet for resale and broad appeal. But honestly... now that it's done, it feels a bit bland. Don't get me wrong - it's clean and classic - but seeing neighbors with darker roofs makes me wonder if charcoal would've given it more personality.
Your point about curb appeal is interesting. I've noticed darker roofs do seem to stand out more in listings and photos online. Maybe buyers subconsciously gravitate toward that contrast? Now I'm curious if anyone's actually seen a noticeable difference in resale value or buyer interest based purely on roof color choice. Seems minor, but details like these can surprisingly sway decisions sometimes.
