- Deductibles are definitely sneaky, but honestly, insurance companies aren't exactly hiding them... people just don't pay attention until it's too late.
- Seen plenty of homeowners shocked when they realize their "full coverage" isn't as full as they thought.
- And yeah, buyers have a sixth sense for roof issues—it's like they can hear shingles whispering "run away" from down the street.
- Bottom line: know your policy, fix stuff early, and avoid those awkward wallet-eating-dog moments.

Yeah, totally agree that deductibles aren't exactly hidden, but do you think insurance companies could make them clearer upfront? I've seen homeowners genuinely surprised when they realize storm damage deductibles are percentage-based rather than flat fees. And speaking of roofs... ever notice how quickly minor issues escalate after a storm? Makes me wonder if regular inspections could save folks from those wallet-eating surprises down the road.

I've definitely seen homeowners caught off guard by percentage-based deductibles, especially after a big storm. Had one resident last year who thought he was looking at a flat $1,000 deductible, only to realize it was actually 2% of his home's insured value—ended up being closer to $4,500. Not fun.

About the roof inspections though... you're spot on. I've found that scheduling regular checks—say once or twice a year—can really help catch minor issues before they spiral into major headaches. After storms, I usually recommend residents do a quick visual check themselves first: look for missing shingles, loose flashing, or debris buildup. If anything looks off, that's when it's worth calling in a pro for a thorough inspection. It might seem like an extra hassle upfront, but trust me, it's way cheaper than dealing with water damage and mold remediation later on.

Yikes, percentage deductibles can definitely sneak up on you... makes me wonder how many homeowners actually read the fine print before signing. Has anyone tried negotiating their deductible down or switching policies after realizing this? Totally agree about the roof checks though—saved myself from a nasty leak last spring just by spotting a few loose shingles early. Better safe than sorry, right?

Percentage deductibles are sneaky little devils, aren't they? Learned that the hard way after a hailstorm a couple years back—thought I was covered until I saw the deductible was a percentage of my home's value. Ouch. Switched policies pretty quick after that fiasco, and yeah, roof checks are a lifesaver. Now I joke that my ladder is my best investment... cheaper than surprise deductibles anyway.
