That’s exactly what happened to my neighbor last year. He spent weeks fussing over his structural calcs, had spreadsheets and everything, but didn’t pay much attention to the actual waterproofing details. First heavy rain, water started seeping in around the skylight. Ended up costing him more to fix the leak than he spent on the original install.

I’ll admit, I was skeptical about all the “premium” flashing options when I started my own green roof project. The quotes for some of those membranes were wild. But after seeing what a cheap shortcut can do, I bit the bullet and went with a mid-range self-adhesive membrane plus metal flashing at every edge and penetration. Not fancy, but it’s held up through two winters so far.

Here’s how I approached it (on a tight budget):

1. **Checked local code** – They barely mentioned wind uplift or drainage, just wanted to see stamped calcs for load. I had to push for details on water management.
2. **DIY test** – Before laying anything permanent, I did a hose test on a small section with my chosen membrane and flashing. Found one spot where water pooled and snuck under—fixed that before going further.
3. **Drainage layer** – Used recycled plastic panels instead of the pricier stuff. Not perfect, but it channels water away from the membrane pretty well.
4. **Edge details** – This is where most leaks start. I doubled up on flashing at the parapet and used extra sealant around any fasteners.
5. **Regular checks** – Every few months, I walk the roof after a storm and look for any signs of pooling or loose edges.

I still think some of the “premium” products are overkill for a small residential job, but cutting corners on waterproofing is just asking for trouble. The structure’s important, sure, but if water gets in, you’re sunk—literally and financially.

Couldn’t agree more—codes are like the minimum speed limit on the highway: you *can* drive that slow, but it doesn’t mean you should. I’ve had inspectors breeze through while I’m sweating over every seam and corner. Honestly, half the time it feels like the only real waterproofing guidance is “don’t let water in.” Your garden hose test is genius though. I’ve seen too many folks skip that step, and then it’s all tears and drywall down the road...

I get what you’re saying about codes being the bare minimum, but I kind of see the flip side too. Sometimes, I think folks get so wrapped up in “overbuilding” that they lose sight of how the whole system works together. Like, yeah, obsessing over every seam is great in theory, but I’ve seen people go way overboard on details and then cut corners somewhere else because they’re worn out or over budget. That can backfire just as badly as doing the minimum.

On the waterproofing—honestly, I’ve had mixed results with hose tests. Maybe it’s our climate (lots of freeze/thaw here), but water doesn’t always behave like rain when it’s coming out of a garden hose. One time we thought everything was watertight because it passed the test, but after a nasty storm with wind-driven rain from a weird angle, water still found its way in around a vent. Ended up having to redo part of the flashing and add some extra membrane... Not fun.

I guess what I’m getting at is there’s a balance between following code and going above and beyond—but you can’t really “proof” against every possible scenario, no matter how careful you are. Sometimes you just have to accept a bit of risk and focus on regular inspections and maintenance instead of chasing perfection during install.
