Glad you lucked out with a solid contractor though. I've noticed the best ones usually don't have flashy ads or big sales pitches—they're just quietly booked solid because everyone recommends them. Also, totally agree on the maintenance thing. I used to roll my eyes when my dad went up on the roof twice a year to clean gutters and check shingles, but now I get it. Another tip: take photos of your roof every year or after big storms. Good points, but honestly, keeping a detailed log feels like overkill for most routine stuff. Photos usually do the trick if something comes up. In my experience, adjusters just want proof you've been paying attention, not necessarily a full diary of every gutter cleaning. But hey, if you're dealing with recurring issues or an older home, maybe a log makes sense...just don't stress yourself out over it.

Totally agree photos usually cover it, but I've seen adjusters get picky if there's a recurring leak or warranty claim. Had one ask for dates and specifics...wish I'd kept better notes then. Guess it depends how unlucky you feel, haha.
