How often do you actually get your business roof checked?

Twice a year checks seem to hit the sweet spot for most flat roofs, especially if you’ve got some years on yours. I’m with you—quarterly feels like a lot unless you’re dealing with warranty terms or a history of leaks. One thing I’d add: have you ever tried using a moisture meter on those old stains? Sometimes it’s hard to tell if they’re just cosmetic or if there’s still a slow leak. I started doing that after a surprise ceiling drip last winter and it’s helped me catch a couple of issues early. Also, curious if anyone’s had luck with drone inspections for hard-to-reach spots? I’ve been tempted but haven’t pulled the trigger yet.

Twice a year is what I shoot for too, mostly because my wallet starts sweating at the idea of more frequent checks. The moisture meter thing—never thought of that, but now I’m wondering if it would’ve saved me from that one time my living room turned into a kiddie pool after a storm. Drones sound cool, but do they really show enough detail? I keep picturing myself crashing it into the neighbor’s tree... Has anyone actually saved money with drone inspections, or is it just one more gadget to buy?

I hear you on the drone thing—I was skeptical too. My neighbor’s son is obsessed with his drone, but when he offered to check my roof after a hailstorm, I figured why not? Honestly, it caught a cracked vent boot I would’ve missed from the ground. Still, I wouldn’t say it replaces a proper inspection up close, especially if your roof’s got a lot of nooks and crannies. As for saving money, maybe if you’re handy and already have a drone lying around... otherwise, I’d say stick to binoculars and a good ladder unless you’re into gadgets.

I get what you’re saying about drones—they’re cool for a quick look, but I still trust getting up there myself. My place has a bunch of weird angles and a chimney that always seems to hide problems. Out of curiosity, how often do you actually climb up and check things out? I usually do it twice a year, but sometimes I wonder if that’s overkill.

Twice a year sounds about right, honestly. I’ve only been in my house for a year, but after last fall’s windstorm, I got up there and found a bunch of cracked shingles I’d never have noticed from the ground or with a drone. I’m curious—does anyone actually trust drones for spotting stuff around chimneys or tight corners? My roof’s got a steep pitch, so sometimes I wonder if I’m just tempting fate every time I climb up there...
