How often do you actually get your business roof checked?

I get the peace of mind angle, but honestly, yearly pro inspections seem like a lot unless your roof’s already had issues or you’re in a spot with crazy weather. I usually just do a walk-around after big storms and keep an eye out for anything weird—saves money, and I’ve caught stuff early enough. Maybe I’m just cheap, but so far it’s worked for me.

- I’m kinda in the same boat, honestly.
- Just bought my place last year and the idea of paying for yearly inspections feels like overkill—especially since my roof’s only 5 years old.
- I do a quick check after storms too. Noticed a shingle was loose once, fixed it myself.
- But sometimes I wonder… what if there’s stuff I can’t see? Like, is there hidden damage pros would catch?
- Guess I’m still figuring out what’s “normal” maintenance vs. being paranoid (or cheap).
- Anyone ever regret skipping the pro check?

I totally get the “am I being cheap or just practical?” struggle. My place is only a couple years old, so I haven’t done a pro inspection yet either. I do the same—walk around after storms, check the gutters, look for anything weird. But yeah, sometimes I wonder if there’s stuff hiding up there that I’d never spot. My neighbor skipped inspections for years and ended up with a slow leak that trashed his ceiling... but then again, my cousin’s never had an issue and just does DIY checks. Guess it’s a bit of a gamble either way.

I totally relate to that “am I being cheap or just practical” feeling. My place is about 12 years old now, and I’ll admit, I didn’t bother with a pro inspection until year 8. I figured my regular walkarounds were enough... until I found a soft spot near the vent pipe that I’d missed for who knows how long. Ended up being a minor fix, thankfully, but it made me wonder—does anyone here actually schedule those annual checks, or just wait until there’s a problem?

Honestly, you’re not alone—most folks I meet do exactly what you did. Walkarounds catch the obvious stuff, but it’s wild how often I find hidden issues during a “routine” check. Once had a client with a nearly perfect-looking roof, but there was a slow leak under the flashing that only showed up from inside the attic. Annual checks feel like overkill to some, but they’ve saved more than a few headaches in my experience. That said, waiting until there’s a problem is pretty common too—just depends on your risk tolerance, I guess.
