I totally get where you’re coming from. I bought my first place last year and figured the roof was “set it and forget it.” Then a random summer storm hit, and I found water dripping through a light fixture... Turns out, a single cracked shingle was all it took. Now I do a quick check every couple months—especially after storms. I just walk around, look for missing shingles or anything weird, and clear out the gutters. It’s not fancy, but it’s saved me some headaches already.

That’s a solid routine. I’d just add that sometimes damage isn’t obvious from the ground—like small punctures or lifted flashing. Even a tiny gap can let water in over time, especially with freeze/thaw cycles. If you’ve got a flat or low-slope roof, pooling water is another thing to watch for. I’ve seen minor issues turn into major repairs just because they went unnoticed for a season or two... It’s wild how fast things can escalate if you miss something small.

I learned the hard way how sneaky roof problems can be. A couple years back, I thought I was on top of things—did my usual walkarounds after storms, checked for missing shingles, all that. Turns out, there was a tiny split in the flashing around a vent pipe that I never noticed from the ground. By the time I spotted a stain on the ceiling, water had already soaked the insulation and warped some drywall. Ever since, I’ve tried to get up there at least once a year for a closer look, even if it’s just with binoculars. It’s wild how something so small can cause such a headache.

Totally get this. I thought just glancing up at the roof every now and then would be enough, but after a couple of surprise leaks, I’m not so sure anymore. It’s honestly frustrating—feels like you can do everything “right” and still get blindsided. I’m still skeptical about paying someone to inspect every year, but maybe it’s less expensive than drywall repairs in the long run...

- Been there. I used to just eyeball things too, but missed a cracked vent boot once—ended up with water stains in the break room.
- Annual pro checks felt like overkill at first, but honestly, one small fix saved me a ton on repairs later.
- If you’re in a spot with lots of storms or trees, it’s probably worth it. Otherwise, maybe every other year?
- Green roofs here—maintenance is a bit different, but still needs regular eyes on it. Small stuff adds up fast...
