I’m putting together a practical inspection schedule for properties with clay tile roofs and want to separate urgent defects from conditions that can be documented and monitored.

My current checklist includes:

- Roof age and tile profile or type, since older installations and some tile systems may have different repair limitations
- Recent severe wind, hail, heavy rain, or freeze events
- Any history of leaks, staining, or recurring moisture at ceilings and upper-wall areas
- Cracked, broken, or slipped tiles
- Deteriorated ridge, hip, or flashing mortar
- Blocked valleys, gutters, and downspouts
- Exposed, torn, or deteriorated underlayment

For prioritizing work, I’d treat active leakage, exposed underlayment, displaced tiles over occupied areas, open valley or flashing defects, and blocked drainage before the next significant rain as immediate concerns. Is that a reasonable threshold, or are there less obvious tile-roof conditions that should move into the urgent category?

I’m less certain about hairline cracks, isolated mortar deterioration, minor tile movement, and small areas of surface wear. Would you monitor those on a documented quarterly inspection, or schedule repairs before they develop into water-entry problems? Also, how do you adjust inspection frequency after a storm or on an older clay tile roof where walking on the tiles can create additional damage?

Would you even consider a tile roof? I keep hearing they’re gorgeous and last forever, but I’m picturing cracked tiles everywhere after a couple winters. Has anyone actually tried this, or is it just asking for trouble? What would you do if you had to pick a roof in that kind of climate?

I've heard cement board is sturdy and reliable, but a buddy of mine swears by the membrane stuff - says it's lighter, easier to install, and better at preventing cracks long-term. Honestly, I'm leaning toward the membrane just to save my back, you know? But is it really as durable as cement board? Curious what you guys think or if anyone has experience with both.

Anyway, I'm debating whether it's worth replacing just that one tile or if I should bite the bullet and redo the whole section. I've watched a couple videos, and replacing just one tile seems doable, but I'm worried it'll stand out from the rest - like color mismatch or grout looking different, you know? On the other hand, redoing the whole area feels like overkill and more expensive, obviously.

Has anyone here tried replacing just a single tile before? Did it blend in okay, or did it stick out like a sore thumb? Curious if it's worth the hassle to do just one or if I should just plan for a bigger project down the line.
