- Seen a lot of self-adhering membranes go on lately, but I’d still be cautious about lifespan. They’re definitely safer to install, but I’ve noticed seams can sometimes lift after a few years, especially if the prep isn’t perfect.
- Torch-down, when done right, seems to hold up longer in my experience—especially on low-slope roofs. The fire risk is real though, no denying that.
- If you’re in a spot with lots of freeze/thaw cycles, I’d keep an eye on how the membrane handles expansion and contraction. Had one job where the self-adhered stuff started to pucker after a rough winter.
- Cost-wise, you’re right—TPO’s great but not always doable. Just wouldn’t expect the peel-and-stick to last quite as long as a properly torched roof.
