Torch-down roofs: saw a news piece about fire risks—thoughts?

Torch-down always makes me nervous, honestly. I had a crew do a small section on one of my older buildings last year, and even with all the “safety protocols” in place, I still caught a guy using the torch right up against a wood parapet. No fire watch, no extinguisher in sight—just a lot of “we’ve done this a hundred times, it’s fine.” That’s exactly when things go sideways.

I get the appeal—fast install, solid waterproofing—but the risk just isn’t worth it for me anymore. After that incident, I started insisting on TPO or self-adhered systems. They’re a bit more expensive up front, but factoring in insurance headaches and potential downtime from a fire? Not even close. Plus, insurance companies are getting pickier about torch work these days.

Green roofs look great on paper but yeah, the maintenance is real. Had one tenant complain about mushrooms growing through their ceiling after a few seasons of neglect. Still better than a roof fire, but it’s always something...

That’s the part that gets me too. I’ve had crews swear up and down they’re careful, but all it takes is one missed spark and suddenly you’re dealing with a nightmare. I switched to TPO a couple years back—cost a bit more, but my nerves (and insurance guy) thanked me. Green roofs are cool in theory, but yeah, the upkeep is no joke. Mushrooms through the ceiling? That’s a new one for me...

I hear you on the nerves—torch-down always made me uneasy, even with a “pro” crew. I had a neighbor lose half his garage because someone got careless with the torch and didn’t stick around after. TPO’s been solid for me too, especially in our hot summers. Not the cheapest, but I sleep better. Green roofs look great in magazines, but between leaks and weird stuff growing, I’ll pass. Mushrooms inside? That’s wild... never seen that one before.

Mushrooms inside the house... that’s a new one for me too. I’ve seen some weird stuff after a leaky roof, but nothing that would make me want to start a salad. I get the appeal of green roofs, but honestly, I’m just trying to keep water out, not cultivate a rooftop farm.

I’ve always been nervous about torch-down. The idea of someone waving fire around my house makes me sweat more than the summer heat. TPO’s what I went with last year—cost more up front, but it’s been holding up great and no worries about waking up to sirens. Did you notice any noise difference with TPO? Mine seems quieter in the rain compared to the old built-up roof.

Curious if anyone’s tried those self-adhering membranes? They look way less risky than torch-down, but I wonder if they actually last as long.

I get where you’re coming from—torch-down always seemed like a gamble to me too. I went with a self-adhering membrane on my garage last year. Install was straightforward, no fire risk, and so far it’s holding up through some heavy rain. Not sure about the 20-year mark yet, but for now, it feels like a solid compromise between safety and cost. TPO is great, just wasn’t in my budget at the time.
