I’ve had torch-down on a garage for about 12 years—no issues, but I watched that install like a hawk. Fire risk is real, especially if there’s old decking or dry debris. Cold-applied felt safer, but took forever to cure in our damp spring. TPO was tempting, but I got spooked by stories of seams popping in freeze-thaw cycles. None of them feel totally worry-free, honestly... just a matter of picking the compromise you can live with.
